2025 Election
The annual election for the Town of Henlopen Acres Board of Commissioners will be held on Saturday, August 30, 2025, from 9:00 a.m. – 12:00 p.m. at Town Hall, 104 Tidewaters, Henlopen Acres, DE. Two (2) Commissioners shall be elected for three (3) year terms.
Anyone wishing to file as a candidate for Commissioner must file their Notice of Intention to Seek Office with the Town Manager or Mayor of the Town of Henlopen Acres on or before 4:30 p.m. on Friday, July 11, 2025. Contact Town Hall at 302-227-6411 or townhall@henlopenacres.com to obtain the appropriate forms. Voting and Absentee Ballots
To be eligible to vote, you must register with the Town of Henlopen Acres on or before 4:30 p.m. on July 31, 2025. Registration forms are available at Town Hall or at the link below and may be returned in person or electronically to Town Hall at townhall@henlopenacres.com. If registering as a bona fide resident, a copy of your driver’s license or other photo ID with a Town address must be presented. If you are a nonresident property owner whose property is titled in a trust or LLC, an additional form is required to designate a single voter for the entity. Contact Town Hall at 302-227-6411 or townhall@henlopenacres.com to obtain the appropriate forms.
Registered voters may request an absentee ballot packet from Town Hall beginning July 15, 2025. The deadline to request an absentee ballot packet be sent by mail is on or before 4:30 p.m. on Tuesday, August 26, 2025. The deadline to request an absentee ballot packet in person at Town Hall is on or before 12:00 p.m. on Friday, August 29, 2025. Completed absentee ballots must be received at Town Hall no later than 12:00 noon on Saturday, August 30, 2025.

2025 Election FAQs
General Election Questions
When is the election?
Saturday, August 30th from 9am to 12pm.
Where do I go to vote?
In person voting will take place at Town Hall, 104 Tidewaters.
How many Commissioners will be elected?
Two (2) commissioners will be elected for three (3) year terms. At least one Commissioner elected must be a resident.
Who is running in the election?
We do not have a final list of candidates yet because the filing period is still open. A final list of candidates will be made available on Tuesday, July 15.
When will the results of the election be available?
The results will be posted at Town Hall and on the Town website by 1pm on Election Day.

I’m not currently registered. How do I become registered?
To register to vote, you must fill out a Voter Registration Form. They can be returned in person or electronically to Town Hall at townhall@henlopenacres.com. If registering as a bona fide resident, a copy of your driver’s license or other photo ID with a Town address must be presented.
If you are a nonresident property owner whose property is titled in a trust or LLC, you must provide proof of ownership (i.e. deed) and an additional form that is required to designate a single voter for the entity. What are the qualifications to vote?
To vote as a resident, you must:

- Be 18 years or older,
- Be a citizen of the U.S. and the State of Delaware,
- Reside primarily in the Town of Henlopen Acres for at least 30 days prior to the date of the annual election, and
- Be registered on the Books Of Registered Voters.

To vote as a nonresident property owner, you must:

- Be 18 years or older;
- Be a citizen of the U.S. and the State of Delaware;
- Be a real property owner for at least 30 days prior to the date of the annual election. A real property owner includes any person or artificial entity that holds at least 50% fee simple interest in real property in the Town; and
- Be registered on the Books Of Registered Voters.
- Artificial entities (i.e. LLCs) shall vote by a person named in a certificate, filed for each election, providing legal authorization for the person to vote on behalf of the artificial entity. Certificates of Authorization must be completed and returned to Town Hall by July 31.

I will not be here on Election Day. Can I vote by absentee ballot?
Yes, absentee ballots will be available to request beginning Tuesday, July 15. You may request an absentee ballot be sent by mail or picked up in person at Town Hall.

Candidate Questions
Am I eligible to run for the office of Commissioner?
Candidates for Commissioner must:

- Be at least twenty-one (21) years of age;
- Be a U.S. citizen;
- Be a registered voter in the Town;
- Shall not have been convicted of a felony; and
- Have been a bona fide resident of the Town for a period of at least one (1) year prior to the date of the election OR have been a nonresident with at least a 50% interest in an artificial entity having a 100% ownership interest in a Henlopen Acres property for a period of at least one (1) year prior to the date of the election.

The Town Charter provides that at least four (4) of the seven (7) Commissioners must be bona fide residents of the Town, but all may be residents of the Town. A minimum of one (1) resident Commissioner will be elected in 2025.
How do I file for candidacy?

Is there any supporting documentation that I must provide when I file?
If filing as a resident candidate, you must complete an affidavit of bona fide residency and produce any two of the following documents:

- A prior year Delaware income tax return (redacted to conceal sensitive information)
- A current State of Delaware driver’s license or ID card bearing a Town address
- An official government uniformed service ID card bearing a Town address
- A voter registration card issued by the State of Delaware bearing a Town address.

If filing as a nonresident candidate, you must complete an affidavit of artificial entity ownership and provide proof of ownership (i.e. deed).

2024 Elections Results:
The results for the Town of Henlopen Acres 2024 Election are Candidate Tiffany Derrickson came in first with a total of 126 votes, Candidate Beatrix “Paddy” Richards came in second with a total of 113 votes, Candidate Ann Cameron came in third with a total of 94 votes, and Candidate Alex Jacobs came in fourth with a total of 47 votes.
